Meet with a Real Estate Professional: This is a no-commitment “get to know ya” session. We conduct an informal needs analysis and tour your home. It’s educational and helps us identify the next steps.

Establish a Price: My approach is a collaborative process where we evaluate market data and comparable sales together to determine a price range. From there, we analyze the three pricing pillars: demand, market-clearing price trends, and seller expectation. Time permitting, I encourage touring other homes for sale. Prepare Your Home: View your home through the eyes of the buyer and ask yourself: “what would I expect.” Staging, cleaning, and professional photography are just part of the marketing package that I offer my clients. Concurrently we ensure municipal required inspections are complete, permits have been closed, and updates are done to “WOW” all of your potential buyers.

List It For Sale: When everything is in place, we pre-list your home “coming soon” through the MLS, as well as social media outlets, gaining optimal exposure and excitement for the listing. After a set number of days, the listing will go ‘live’, and showings start. It is SO much more than a sign in your yard -marketing your home is a strategy.

Offers and Negotiation: This is the process where buyers and their agents submit an offer. If all goes well, we receive multiple offers :)

Choosing an Offer: We will walk through every offer presented, weighing the offering price, conditions, and contingencies, as well as the closing date to determine the best fit for you and your needs.

Under Contract: At this point, the buyer and seller have agreed to all terms and conditions; both parties have signed the purchase agreement, and the buyer is prepping for inspection. Though the “hard part” may be done, it’s not quite time to kick-up your feet. For many sellers, this is the time when they must become a buyer and find their next home. Once all conditions have been satisfied, it’s time to head to the closing table.

Final Details: Loan commitments are satisfied, a title search is complete, and all loose ends are tied.

Closing: Here, final paperwork will be signed, keys are exchanged, and your home is officially sold! Depending on when the buyer moves into the home, you will need to be all packed up and ready to move.
