Purchasing a home is one of the biggest financial investments you will make in your lifetime. Making sure the home you're purchasing is safe and sound is money well spent. A home inspection is a professional service that a homebuyer elects to complete; This is an opportunity to evaluate the home's condition fully.

During the home inspection, the inspector will focus on the structures’ major mechanical systems, like plumbing, HVAC, and electrical.

The home inspector will walk through the property and take notes, pictures, videos, and thermal transmission as they go. All of this will be compiled into an inspection report, provided to the buyer upon completion of the inspection.

The inspection report is intended to be an opinion of the condition. In a review of the report, the buyer will often have questions and or requests of the seller. Remember, this is not an invitation to "retrade" the property but rather an opportunity to further understand the structure's inner workings and overall depreciation schedule.

If you so choose to approach a seller with a request for remedies and repairs, I encourage you to consider the three (3) pillars of a home inspection: 1.) Is this a deal-breaker? 2.) Is this a fire, health, or safety risk? And 3.) Will this affect future resale value? 

The inspection process can seem overwhelming. But remember, you hired a Realtor to defer-to, and be a sounding-board in your decision-making process. Try your best to be as stoic and unemotional as possible (I know it's hard! A home is so personal) BUT keep in perspective the long-term plan.
