  1. Price

    1. Price at market value: This is the safest strategy to get a reasonable price and sell quickly.

    2. Price below market value and hope for a bidding war: This can be an effective way to generate enough interest on your home that multiple Buyers want to make an offer, thus driving up its price (Great option in a seller's market.)

    3. Price above market value and pray: There's plenty of evidence that proves that properties that sit on the market because they are priced too high end up [ironically] getting a lower price than they would have, had they priced right initially.

  2. Curb appeal matters

    You never get a second chance to make an excellent first impression, so don't underestimate the power of an appealing front exterior. This is the first thing buyers see when visiting your home; make their first impression last.

  3. Kitchens sell homes

    So you thought you were selling a home? Nope. You're selling a kitchen! That's right! The kitchen is the heart of the house, and it's what sways most buyer’s to write up an offer. So if you have an outdated kitchen, don't worry. You don't need to spend a fortune on renovations - let's talk about your options!

  4. Lighting does wonders

    Good lighting is one of the biggest desires most buyers are looking for. Think about it. Have you ever walked into a house and said, "This house is so dark" or "Wow, it's so bright!"? It's just one of those things you notice right away. Fixing the lighting in your home is one of the easiest but most effective upgrades you can make. Best of all, it doesn't cost a lot of money, and typically it's a quick fix.

  5. Update, don't renovate

    Suppose you don't have the budget for a “full-on-reno”, focus on simple and inexpensive fixes that you can quickly tackle on your own. For example, a new coat of paint will go a long way to freshen up and brighten your home. Likewise, replacing door handles, cabinet hardware, old light fixtures, yellowed air duct grill plates, and outdated mirrors are all simple updates that are inexpensive and easy to do.

  6. Staging

    Did you know that staging your home can help increase value and sell faster? Though staging in the MN is still considered to be reserved for the fortunate-few, with a seven-figure asset, rumor-has-it that’s not the case in much of the the western U.S., namely California [of course]. I'm a firm believer in staging, which is why I include a staging budget as part of every listing.

  7. Marketing matters

    My job is to market your house and to make sure it is highly-visible to every possible buyer. Strategic online marketing, impeccable photography, high-end print marketing, open houses, and signage are just a few ways I shine a beacon on your home through market and advertising.

  8. Choose the right Realtor

    Don't put your most significant financial asset at risk by selling with the wrong agent. Instead, make sure to pick the right agent who is passionate, always radically transparent, honest, hard-working, and an effective communicator.
